Buying
DTCP approval means the layout has been sanctioned by the Directorate of Town and Country Planning. It confirms the land has been converted for non-agricultural use, the road widths and open spaces meet regulation, and the plots can be legally registered and built on. Buying in an unapproved layout risks difficulty getting a home loan, obtaining building permission, or reselling later.
Both confirm a layout is legally sanctioned, but they cover different areas. HMDA approval is issued by the Hyderabad Metropolitan Development Authority for layouts inside its jurisdiction. DTCP approval is issued by the Directorate of Town and Country Planning for areas outside metropolitan authority limits. Either is acceptable; what matters is that the layout carries the approval appropriate to its location.
Banks generally lend against approved plots, though the product differs from a standard home loan: a plot loan usually requires a higher down payment and runs for a shorter term. Approval status, clear title and registration in your name are the main things lenders check. Speak to us about the documentation for a specific project and we can point you to lenders familiar with it.
Ask for the layout approval number, the title deed and its chain of ownership, an encumbrance certificate showing the land is free of loans or disputes, the approved layout plan showing your plot number, and the property tax receipts. We provide these for our projects on request.
Use the EMI calculator on this site. Enter the amount you plan to borrow, the interest rate your lender has quoted and the loan term, and it will show the monthly instalment. It is an estimate — your bank's final figure will depend on processing fees and the exact rate you are offered.

Up-coming means the project is announced but not yet released for sale. On-going means plots or units are currently available and development is under way. Completed means development has finished; resale units may still be available. You can filter projects by status on the properties page.
Pricing depends on the project, the plot size and the location within the layout, and it changes as a project progresses. Please contact us for the current price list for a specific project — we would rather quote you an accurate figure than publish one that dates.
